Essential reminders:
- You have to have a Gas Safety Inspection carried out each year by a Gas Safe registered installer.
- Check that all soft furnishings comply with the latest fire safety regulations.
- We recommend that you have all electrical appliances checked by a fully qualified electrician. It is a legal requirement for all electrical appliances to be safe.
- We also recommend that you install a smoke alarm on each floor of your property.
- Inform your mortgage lender, there can be additional costs when letting a property.
- Inform your buildings and contents insurer.
- Check with your freeholder or managing agent if you own a leasehold property.
- Check out your tax position with the Inland Revenue.
Handy Hints:
- Ensure prospective tenants see your home in its best possible condition.
- Make sure the house has been properly cleaned inside and out.
- Ensure gardens, driveways and paths are neat and tidy.
- It's worth decorating to make your property look as attractive as possible to prospective tenants, neutral colours are popular even if they're not to your taste.
- Write to the utility companies and local council with your final meter readings and new address once the tenant has moved in.
- If you have a large garden provide the tenant with tools to help ensure its upkeep.
- Be aware things can move quickly - as quickly as a week in some cases!
- Leave information in the property for the tenant i.e. where the meters, stopcock and fuse box are, instructions for appliances, which day the rubbish is collected etc.
